Singapore Private Condominiums (2020 review)- Part 1

It's the end of 2020 hence I think it's a good time to look at the performance of the various districts in the past year and see which are the districts on the top of the list with regards to the growth of $psf transacted based on data from the past one year.


Let's start off from the bottom of the list.


1. District 28 (Seletar, Yio Chu Kang)

First off the list is D28. It must be a tough year for those who are looking for price appreciation in this district as the r coefficient for the trend line is -0.39. Might be a good year for buyers who are looking to buy the private properties in this district for own stay though.


The average price transacted ($psf) for private properties in this district in 2020 is $1174.

2. District 2 (Anson Road, Shenton Way, Tanjong Pagar)

It's surprising that we see a CCR district so early in the list. The negative growth caught me by surprise, considering the fact that there's a new project in this district- Sky Everton and new project should be actually a good support for better $psf growth in the district. The r coefficient of the trend line is -0.19.


The average price transacted ($psf) for private properties in this district in 2020 is $2276.

3. District 7 (Bencoolen Road, Bugis, Rochor)

In the last private property condominium analysis which I did almost 7 months ago, District 7 is actually the second top district in terms of $psf growth over the past 3 years. It's again a surprise to see District 7 appears so early in the list. This is likely due to the very affordable price point for The M, which slightly depress the growth of $psf in this district for this year. The r coefficient of the trend line is -0.18.


The average price transacted ($psf) for private properties in this district in 2020 is $2402.

4. District 4 (Keppel, Mount Faber, Sentosa, Telok Blangah)

This is personally one of my favourite districts for home stay given the surroundings and environments in this district. Proximity to the waters is definitely one of the plus points for this district. However, it seems like 2020 isn't exactly a good year for price appreciation for this district too. The r coefficient of the trend line is -0.18.


The average price transacted ($psf) for private properties in this district in 2020 is $1530.

5. District 10 (Bukit Timah, Tanglin, Holland)

Another CCR district appearing early on this list despite quite a number of new projects in this district (eg. Leedon Green, Royalgreen, Fourth Avenue Residences, Van Holland etc). The r coefficient of the trend line is -0.14.


The average price transacted ($psf) for private properties in this district in 2020 is $2196.

6. District 1 (Chinatown, Havelock Road, Raffles Place)

Yet another CCR district. Are we going to see all the CCR districts on the bottom of this list?

The r coefficient of the trend line is -0.12.


The average price transacted ($psf) for private properties in this district in 2020 is $2174.

7. District 20 (Ang Mo Kio, Bishan and Thomson)

There aren't many new launches in this district over the past few years. The only new launch active right now is Jadescape with a pricing which isn't too much of a jump compared to the other projects in the district. The r coefficient of the trend line is -0.1.


The average price transacted ($psf) for private properties in this district in 2020 is $1585.

8. District 27 (Admiralty, Sembawang, Yishun

In the last private property condominium analysis which I did almost 7 months ago, District 27 is on the bottom of the list in terms of growth of $psf over the past 3 years. Seems like this district is continuing its streak. The r coefficient of the trend line is -0.08.


The average price transacted ($psf) for private properties in this district in 2020 is $960.

9. District 9 (Orchard, River Valley)

We are not done with the CCR districts yet. The prime district 9 also falls under the bottom half of the list too. It seems like 2020 isn't exactly the best year for CCR districts. The r coefficient of the trend line is -0.07.


The average price transacted ($psf) for private properties in this district in 2020 is $2264.

10. District 14 (Geylang, Eunos and Paya Lebar

We are already at the 10th district for this list, yet the growth coefficient for the $psf is still negative. It will be interesting to know when will we see a positive growth coefficient for the $psf in this list. The r coefficient of the trend line is -0.06.
